Description
Director is responsible for the entire strategy of the Client Experience - all present and past transaction files with priority to current listings and contracts to closing, the team database, team marketing and communications. This position reports directly to the Team Leader with accountability to the office Business Manager.
Perform as per training and coaching to effectively implement a listing-to-close, contract-to-close and marketing process with other duties assigned.
Proficiency in the following will be expected - Dotloop is our file management system, BombBomb our database, LoneWolf our accounting/office management system and Maxtech is the corporate intranet with LeadStreet as a main component. Systems and training subject to change.
Drive sales of 100-plus closings per year consistent with our values: Productivity, Honesty, Integrity, Financial Responsibility and Professionalism. Minimum of $80,000 gross sales price to define a sale. Manage all listings on MLSs and necessary communication with sellers and buyers. Manage the contract to closing process. Transaction Coordinator Job Description is a supplemental to this position.
Input data into a "Web based Software" (currently Lead Street and BombBomb) and maintain notes, updates and adding additional leads, prospects and clients on a regular basis based on the above mentioned criteria.
Contact and/or coordinate database for the purpose of creating a relationship and to set up appointments to set up appointments. All candidates to be contacted 4 times a year minimum. After conversations, send out a handwritten note, email or other.
Maintain relationships with co-op agents, buyers and sellers, vendors. This includes introduction at the first available opportunity and follow up thereafter.
Management expects that the Director will have a minimum contact schedule for team accountability and will work with The Northrop Team marketing coordinator to successfully achieve the following:
- Mail once a month to PC/SOI (previous clients/sphere of influence), FARMS (geographic areas)
- Email once a month the Northrop Team Monthly to database, video email
- 1,000 conversations annually by team (based on 40 week year). 25 conversation per week by team
- 10 appointments per week
- Additional programs to be implemented at the discretion of the Team Leader such as "Holiday Cheer," Client
- Appreciation party on 2/14, Realtor and public open houses, #NorthropTeamShow, etc.
- Update the team scorecard for every weekly team meeting
- Seek topics and ideas for mailing and S.V.U's for approval from Team Leader. (S.V.U's - Strategic Value Updates)
- Plan and execute 4 quarterly events for the Top PC/SOI of The Northrop Team and a minimum of 3 annual events for all PC/SOI
- Manage a marketing budget of $30,000 annually
Compensation
- $36,000 per year at full-time exempt. Hours are 8:30 a.m.-5 p.m. with a 30-minute lunch and two 15-minute breaks. Holidays and PTO per the office manual
- Director is expected to attend regular sales meetings, coaching calls and regional/national events as requested.
- Team Leader will pay for a cruise for team members and a guest when we hit 100 transactions in the profit component.
